With 1,768 square feet of space, each temporarily furnished house provides ample room for your stay. You can choose from homes with three to five bedrooms and two to three bathrooms, all equipped with fantastic amenities such as central heating and air conditioning, an attached garage, wireless Internet access, and cable television channels.
Upon entering these homes, you'll be captivated by the stylish decor and thoughtful touches that adorn every room. They are designed to ensure the perfect vacation experience for you and your group, with essentials like soaps, pillows, bed sheets, and towels included.
The properties are fully furnished, boasting master suites with king and queen beds, each featuring private bathrooms for added comfort and privacy. For families with kids, there's a unique bedroom with two single beds, a mini crib, and a 32-inch television. The portable baby bed allows you to place it anywhere in the home.

Guidelines for a Wonderful Stay
Our house rules and policies are designed to ensure a pleasant and respectful stay for all guests. These guidelines cover essential aspects of your reservation, including occupancy limits, quiet hours, parking, smoking policies, and more.
By booking this reservation, you acknowledge and agree to the following additional policies, terms, and conditions:
Occupancy Limits: The property must not exceed the maximum occupancy, including adults and children, as specified in your reservation (refer to section B).
Good Neighbor Policy: All guests are expected to adhere to Hostessy Vacation Home's good neighbor policy and refrain from engaging in illegal activities. Quiet hours are observed from 10 p.m. to 8 a.m.
Early Check-In: If early check-in is available for your reservation, you will receive an email notification by 9 a.m. on the morning of your arrival (refer to section C).
Parking: This property allows parking for up to three cars only. Any additional vehicles may be subject to towing. Please confirm with us if your group requires additional parking. Parking on the grass is strictly prohibited.
Late Check-Out: Late check-out is offered whenever possible for a nominal fee (refer to section J).
No Smoking: Smoking is strictly prohibited anywhere on the premises. Additional fees apply (refer to section D).
No Commercial Photography or Filming: The property may not be used for commercial photography or filming, and the erection of tents or other structures is not permitted.
Damage Liability: Renters are financially responsible for any damage to the property and agree to accept charges to the card on file should any damage occur during their stay.
Additional Terms: Depending on local laws, regulations, or Homeowner Association rules, guests may be required to agree to other terms of service. A signed paper contract must be completed and returned to Hostessy Vacation Homes.

Our pet-friendly accommodations offer a warm and comfortable environment for you and your small breed dog, up to 40lb. Please review the details below to ensure a smooth and enjoyable stay for everyone.
Pet-Friendly Atmosphere: We happily accommodate up to two small breed dogs, making it a perfect choice for pet-loving families.
Dedicated Cleaning: Our pet fees cover deep cleaning after your stay, ranging from $30 to $40 per night for one dog (with additional pets at $15 each when paid in advance).
Rules for Responsible Owners: To ensure a harmonious environment, we require that your dog is housebroken, crate-trained, and leashed when outside. We kindly ask that pets refrain from climbing onto beds or furniture.
Well-Behaved Pets: We welcome responsible dog owners and well-behaved furry companions. Please be considerate of other guests and clean up after your pet during your stay.
Contract for Clarity: For everyone's peace of mind, we provide a pet contract outlining the rules and expectations when bringing your pet. This ensures a positive experience for all.
Our properties and contents are valuable, and reasonable care should be taken during your stay. Hostessy Vacation Homes, including the participating rental property homeowners we represent (“we,” “our,” “us”), is an additionally insured participant in a Property Protection Program that reimburses certain costs for unintentional accidental damage to our properties during their rental occupancy. With our participation in this Program, except in certain circumstances, we may not collect and hold damage or security deposits, except for a pet deposit (if applicable), as pet damage is not covered under the policy. Or a visitor living within seventy miles of the property. We charge renters a non-refundable administrative fee of $59 (included in your booking) to defer our costs for Program participation. If, during a renter’s occupancy, the renter or a member of the renter’s party or renter’s guest causes any damage to real or private property of our rental property because of unintentional accidental acts or omissions, the renter must notify our property management office at that time, and before check-out. For rentals that exceed the coverage limits of $1500, we may collect a supplementary refundable (net of any damage reimbursement) security deposit from the renter upon check-in. Renter is liable to us for any damages caused by the renter or a member of the renter’s party or renter’s guest that are not reimbursed to us or exceed the maximum per-incident limit of our coverage, and the credit card on file and/or any collected security deposit will be charged. If the renter wishes to pay a refundable (net of any damage reimbursement) damage security deposit, the renter must notify us before check-in. Special or unauthorized significant events and/or pet deposits may be charged in certain situations.
Please report accidental damage as soon as it occurs so we can assess and minimize the extent of the damage. To report accidental damage, please call Diana at (407) 634-6622.
Damage Waiver Additional Terms and Conditions: The Damage Waiver only covers damage during the authorized rental period and that the Renter or an authorized guest reports before CHECK OUT. The Damage Waiver does not cover intentional damage or damage caused by smoking, pets or other animals brought onto the Property or criminal activity. The Damage Waiver does not cover damage to any structure other than the Property covered by your confirmed, non-fraudulent reservation. The renter is responsible for any accidental damage that exceeds $1000. Damages for covered claims of more than $1,000 or uncovered claims will be charged to the Renter’s credit card. The Damage Waiver program is provided and overseen by Hostessy Vacation Homes. The Damage Waiver does not provide liability coverage or cover vehicles or guest personal items. This property is managed by Hostessy Vacation Homes, LLC.
A.Minimum Age: The “Minimum Age” to rent the Property is the age specified in any Unit-Specific Terms. If no age is specified in the Unit-Specific Terms, the Minimum Age is 25 (or the minimum age required by law in the jurisdiction where the Property is located, if different). You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests under the Minimum Age for the entire rental duration.
B.Maximum Occupancy: The number of people present at the Property may not exceed the maximum posted occupancy. Any guests found to violate this rule may be subject to an automatic cancellation without a refund. Any unauthorized guest would be subject to a $20 daily fee, even if the guest is not sleeping over.
C.Good Neighbor Policy: Since the property is privately owned, all occupants are required to adhere to this Good Neighbor Policy:
Please treat the Property with the same care you would use with your residence and leave it in the same condition when you arrived.
To prevent theft of or damage to furnishings or your private property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out.
You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to Hostessy Vacation Homes from police, neighbors, or neighborhood or homeowner associations.
Parking: This home can comfortably fit two cars in the driveway. No additional vehicles will be allowed on this property without our consent. Should you bring a third car, it could be subject to be towed at the owner’s expense. You and other Occupants agree to abide by all applicable parking restrictions and limitations.
Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
No tampering with any of the home's equipment such as internet, hubs, keylocks, cameras, pool equipment, and other security devices.
D.No Smoking: No smoking is permitted at the Property (including porches, decks, or outdoor areas) at any time. A $250 smoking fee would be automatically charged to your credit card.
E.No Permanent Residence: You agree that your use of the Property is on a temporary and transient basis only, that you may not use the Property as a permanent residence, and that your permanent residence is and will remain elsewhere than at the Property.
F.Animals: We accept assistance animals per Airbnb's Nondiscrimination Policy. No other animals or pets of any kind are permitted on the property. You also agree that we can not guarantee that no animals have been in the Property before your use or that the Property is free of animal or pet allergens, even if the Property listing states that pets are prohibited or includes a similar description.
G.Events: Commercial Photography, Structures, Charcoal Grills, Parties, and other events are prohibited at the Property. Commercial photography and filming are not permitted at the Property without our express written permission. (If approved, applicable occupancy limits and other rules under Airbnb's Party and Events Policy will apply, and additional conditions and fees may apply.) No tents or other structures may be erected on the property. The use of charcoal grills is prohibited.
H.Criminal Activity Prohibited: Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to using the Property’s internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity at the Property during your stay.
I.Consequences Of Breach; Charges For Damage: Any failure by you or any other Occupants to comply with any of the terms, conditions, or policies above is a breach of these Hostessy Vacation Homes Terms and may result in a forfeiture of your rights to rent the Property, up to and including immediate removal from the Property without refund and with or without the assistance of law enforcement. Hostessy Vacation Homes may terminate your occupancy of the Property for breach, and if you are notified of such termination, you agree to leave the Property immediately. In addition, subject to Airbnb’s damage claim policies, you are responsible for (1) any damage or loss that occurs at the Property during your stay; (2) a charge of up to $1,000 for violations of the pet policy, including for bringing more pets or different types of pets than specifically authorized; (3) an additional cleaning fee of up to $500 (or the actual cost of cleaning services, if greater) for violations of any of the guest policies above (other than the pet policy) or excessive cleaning required by the acts or omissions of any Occupant during your stay; and (4) any fines issued by police, other government officials or agencies, utility providers, and/or homeowner associations for violation of any law, ordinance, or rule during your stay, and any damages (which may exceed the number of fines) that result from the violation. If any unauthorized download of copyrighted material via the Property’s Internet service occurs during your stay, you agree that we may obtain and share your contact information with the Internet service provider or any other party we believe, for any reason, has enforcement rights.
J.Early Check-In/Late Check-Out: Early check-in or late check-out may be available; additional charges may apply. If you do not vacate by check-out time (or late check-out time as agreed by Hostessy Vacation Homes, you authorize us to charge a late departure fee of up to one night’s rental, and we may remove all Occupants and their private property from the Property.
K.Maintenance Or Housekeeping Issues: Property Conditions. The Property is provided as is, and we inspect and take reasonable preventive measures to ensure all appliances and amenities are in working condition. However, if any of these amenities or appliances are inoperable for reasons out of our control, you agree to contact Hostessy Vacation Homes, using the contact information provided in your confirmation email, as soon as you notice any maintenance or housekeeping problem or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or situation. You further agree to give Hostessy Vacation Homes a reasonable amount of time to respond to your report and to cooperate with Hostessy Vacation Homes's efforts to address the concern or provide a remedy. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property at your invitation to fix any problem you register at reasonable times and with reasonable notice to inspect, maintain, or repair the Property and to address any situation that we deem an emergency threatening persons or property. You acknowledge that if the Property has access to amenities shared with other properties, such as a shared pool, hot tub, parking lot, or fitness center, the availability and condition of those amenities is outside Hostessy Vacation Home’s control. We would not offer any discounts or money back on issues that you have not allowed us reasonable time to fix and provide a remedy for you.
L.Choice of Law: Jurisdiction and Venue; Dispute Resolution. L.1. Choice of Law. Unless otherwise specified in any Unit-Specific Terms or if a different choice of law is required by the law of the district in which the Property is located: United States. If (a) your claim against Hostessy Vacation Homes relates in any way to a reservation for or stay at a Property located in the United States, or (b) you bring any other claim against Hostessy Vacation Homes in the United States (to the extent permitted by these Hostessy Vacation Homes Terms or the Airbnb Terms) (any such dispute, claim, or controversy under either (a) or (b) a “US Claim”), then you agree to resolve the US Claim as follows: a. Agreement to Arbitrate. You and Hostessy Vacation Homes mutually agree that any US Claim will be settled by binding arbitration rather than in court, such arbitration to be conducted by the American Arbitration Association (“AAA”) under its Consumer Arbitration Rules, or such other AAA arbitration rules that the AAA decides to apply to a specific dispute, that is in effect as of the time of service of an arbitration demand. The AAA's rules will govern payment of filing, administration, and arbitrator fees. To begin arbitration, a party must send a letter to the other party requesting arbitration and describing the claim. If Hostessy Vacation Homes requests arbitration, it will send the letter to your most recent email or physical address in Hostessy Vacation Home’s records. If you request arbitration, you must send the letter to Hostessy Vacation Homes registered agent in the state in which the Property you reserved or stayed at is located, or if the dispute does not involve a reservation for or stay at a specific property, to Hostessy Vacation Home’s registered agent in the state of Florida. b. Place of Arbitration. The arbitration shall take place in the county where the Property is located if the dispute does not involve a reservation for or stay at a specific property or in such other location as you and Hostessy Vacation Homes may mutually agree. c. Exceptions to Arbitration Requirement. As the only exceptions to the agreement to submit all US Claims to binding arbitration as provided herein, Hostessy Vacation Homes and Renter both retain the right to pursue: (1) in small claims court in the county in which the Property is located, any claim that is within that court’s jurisdiction, and the parties consent to the personal jurisdiction and venue of such court; and (2) a suit in any court with jurisdiction to enjoin (whether by temporary, preliminary, or permanent injunctive relief) infringement or other misuse of intellectual property rights. You and Hostessy Vacation Homes agree that dispute resolution proceedings will be conducted only individually, not in a class, consolidated, or representative action. If, for any reason, a claim proceeds in court rather than in arbitration, you and Hostessy Vacation Homes waive any right to a jury trial.
M.Limitation of Liability: TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO CASE SHALL THE OWNER OF THE PROPERTY OR HOSTESSY VACATION HOMES, NOR THEIR AFFILIATES, NOR THEIR RESPECTIVE OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, OR OWNERS, BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR EXEMPLARY DAMAGES, OR ANY DAMAGES FOR PERSONAL OR BODILY INJURY, EMOTIONAL DISTRESS, OR PROPERTY DAMAGE, ARISING OUT OF OR IN CONNECTION WITH YOUR STAY AT THE PROPERTY. THIS LIMITATION APPLIES TO ALL CLAIMS FOR DAMAGES WHETHER BASED ON A THEORY OF WARRANTY, CONTRACT, TORT (INCLUDING ORDINARY NEGLIGENCE), STRICT LIABILITY, OR OTHERWISE, EVEN IF HOSTESSY VACATION HOMES HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGE AND EVEN IF THE LIMITED REMEDY SET FORTH HEREIN IS FOUND TO HAVE FAILED OF ITS ESSENTIAL PURPOSE.
N.Indemnity: You agree to hold harmless and indemnify Hostessy Vacation Homes and Owners, and their respective affiliates, for and from all claims for property damage, personal injury, or monetary loss resulting from your actions or omissions, and the acts or omissions of other Occupants, during or relating to your stay.
O.Substitution of Property: On rare occasions, due to ownership changes, properties being removed from rental use, or a need for extensive repairs or maintenance, the Property may not be available for rental on the dates of your reservation, and Hostessy Vacation Homes may have to cancel your booking. In this unlikely event, rebooking shall be subject to the Airbnb Terms for booking modifications. P. Assignment. Hostessy Vacation Homes may assign these Terms or any of its rights or delegate any of its duties under these Terms at any time without your consent.
